At BuilderBuddy, we take questions and concerns seriously.

Post-inspection concerns can arise for a variety of reasons. Sometimes a contractor or other professional may recommend a repair or improvement after moving into the home.  In other cases, conditions may change or simply become more noticeable over time.  It’s also common for professionals to have different opinions about repair methods or recommended improvements.

Our goal is always to approach concerns thoughtfully, professionally, and fairly.

In many cases, post-inspection concerns arise from misunderstandings, new information or contractors’ opinions, or conditions that have changed over time.  When possible, we are happy to help clarify inspection findings, review new information, and assist clients in navigating differing opinions about repairs or improvements.  Our goal is to approach these situations constructively and continue advocating for our clients by helping them understand the condition of the home and the options available to them. 

Step 1 – Notify Us Promptly

If you notice a condition that raises a concern, please contact us promptly so we can review it with you.  As outlined in our inspection agreement:

(1) Concerns should be submitted within six (6) months of the inspection date.

(2) Written notice should be provided within seven (7) days of discovering the issue.

(3) Please contact us before completing repairs so we have the opportunity to review the condition.

Step 2 – Our Review Process

When evaluating a concern, we consider:
~ What was visible and accessible at the time of inspection
~ Whether the condition was documented in the report
~ Whether access was limited or obstructed
~ Whether the issue may have developed or progressed after the inspection
~ Whether the item falls within the scope of a standard home inspection
We may also consider information provided by contractors or other professionals, but repair recommendations can vary and do not necessarily indicate that a condition was visible or required reporting at the time of inspection. Our approach is objective and measured, and our goal during this review is to evaluate the situation and determine how the conditions observed at the time of the inspection compare with the concerns that have arisen since then.

Step 3 – Resolution

If a readily observable condition within the scope of a standard home inspection was overlooked, we will work toward an appropriate resolution consistent with our inspection agreement.  As outlined in the agreement, liability for a home inspection is limited to the inspection fee.  A home inspection is not a warranty and does not cover future failures, concealed conditions, upgrades, or consequential damages.
